Strawberry Fields  Baošići, Montenegro

Strawberry Fields is located in the north of Montenegro, 300 metres from the sea and 50 metres above the main coastal road along the “Boka Kotorska” fjord, between the historic walled city of Herceg Novi and the ferry to Tivat.  It is around 45 minutes from Dubrovnik airport in one direction and Tivat airport in the other .

Site description

The site consists of three south-facing terraces, whose sunny position made them ideal for their previous use of growing strawberries.  The terraces themselves have a very gentle south-facing slope, with an overall height difference of 2-3 metres between each terrace.  The areas are as follows:

·         Upper Terrace (T-III): 1069 m²

·         Middle Terrace (T-II): 924 m²

·         Lower Terrace (T-I): 797 m²

·         Total: 2790 m²

The most noticeable features of the site when you stand on it are its stunning all-round views, with a big sweep of sea to the south and a bowl of hills and mountains behind, and its peaceful, countryside atmosphere, despite being within easy walking distance of the coast.

Development concept

Our goal was to use the unique features of this site to create something equally special, and so our original idea was to build just six luxury villas within a stone-clad perimeter wall, each with its own private pool.  T-I would have two semi-detached villas with private parking; T-II would have two larger detached villas and underground garages; T-III would have large 3-story villas where the top storey could be used as a guest apartment or an office suite.
